53K Sq ft Office Renovation

LDG is working on a 53K sq ft owner-occupied building that’s connected to a 30K sq ft R&D facility. Since this project involves more than just construction, LDG will be serving in a Program Management role. We assisted in the selection of a real estate consulting firm, Newmark, that provided an analysis to determine if the owners should do a sale-lease-back or maintain ownership and lease out the bottom floor. The owner’s decided to maintain ownership, renovate, consolidate operations to the second floor and partially lease the first floor space. We assisted the client in selecting brokers, interior architects and construction firms plus negotiated all the contracts. Once renovation begins in Q2 of 2024, we will be the Owner’s Representative during construction. The architect is currently working on construction documents. Brokers are currently touring the first floor with potential tenants.
