We are delighted to announce Honoree Number Six: Summech Community Development Corporation – an Atlanta organization that seeks to pave the way for better communities.

Summech CDC’s mission is to serve as a leader in community development initiatives that build economically sustainable neighborhoods in Mechanicsville and the State of Georgia. Its vision is to transform communities by providing housing, economic development and education, which they hope will change the perception of community development.

janis ware summech cdcJanis Ware, Executive Director of Summech CDC and Publisher of The Atlanta Voice, took over these organizations that her father, J. Lowell Ware, founded decades ago. “Now, when he died, I didn’t know anything about real estate development, very little about housing,” Ware said during an interview on Atlanta Business Chronicle’s BIZ television show. After three decades under Ware’s leadership, however, Summech has managed to develop over 1,400 housing units independently and in partnership with for-profit developers. “Mechanicsville does not look like it did when we first started this venture,” Ware noted.

A developer who’d worked with Summech before referred LDG Consulting to help with their new projects. Currently, LDG serves as an extension of staff for Summech. In this capacity, LDG helps Summech manage their general contractors that are doing the physical work on their projects. “So far we’ve worked on two newly constructed homes and we’re also working on several rehabs right now as well,” Alrich Lynch, Owner of LDG Consulting said.

MECHANICSVILLE CITYSIDE

The Mechanicsville Cityside initiative is the first scattered site development in the City of Atlanta, offering newly-built or renovated homes with affordable rents for working, low-income families. The project distributes affordable housing units in income-diverse neighborhoods and was made possible by partnerships between the City, the State and the private sector via Columbia Residential. Families will rent the units for the first fifteen years prior to having the opportunity to purchase their home.

Commissioner Tim Keane, Department of Planning and Community Development, said “We believe that this scattered site development in Atlanta will be an example for other municipalities to follow. It promotes affordability in communities that need it the most.”

Funding for Mechanicsville Cityside was provided by the U.S. Department of Housing and Urban Development Low Income Housing Tax Credit and Neighborhood Stabilization Program. Others partners include Sugar Creek Capital, CAHEC and Bank of the Ozarks.

  • Location: Southeast Atlanta, Georgia
  • Project Size: 70 single family homes (66 new construction, 8 renovated)
  • Property Size: 1 square mile
  • Uses: Retail, multi-family, hotel, food hall
